Our Management Philosophy

The Alpert Group ensures that every property we manage is a good neighbor in the community and creates long-term housing solutions that uplift our residents.

1. Compliance

The Alpert Group is an expert in managing properties in compliance with the regulations of a wide variety of affordable housing programs overseen by the New Jersey Housing and Mortgage Finance Agency and U.S. Department of Housing and Urban Development. We specialize in the marketing, lease-up and management of properties financed with federal low income housing tax credits and manage over 600 low income housing tax credit units in New Jersey. Our property management staff have completed NJHMFA-approved tax credit certification programs, including at least 6 hours of continuing education annually.

2. Operations

The Alpert Group operates and maintains its properties so they are good neighbors. Our properties have dedicated site staff who follow preset schedules for routine maintenance, preventative maintenance, and capital improvements to keep the properties we manage in top condition. Emergency maintenance is available to residents 24 hours per day seven days a week. Units are inspected to ensure they meet housing quality standards and all government requirements.

3. Financial Management

The Alpert Group performs financial management functions including preparing and monitoring operating budgets and capital improvement budgets, paying vendors/suppliers, collecting rents, processing rent subsidy payment requests, and preparing monthly financial reports.

4. Fair Housing

The Alpert Group markets and manages the properties in its portfolio at all times to affirmatively promote fair housing and comply with fair housing laws and regulations. An affirmative marketing and fair housing plan is developed for each new project and property management staff are trained on the plan specifics.

5. Asset Management

The Alpert Group is an experienced property owner and asset manager. We regularly reviews budgets, financial statements, property operating reports, and funder compliance reports to ensure our properties are meeting their respective short- and long-term goals.
