Boris Kroll Fabric Mill Complex
The Boris Kroll Complex is a one and a half city block complex consisting of over 250,000 square feet of vacant industrial space. Alpert & Alpert Development, LTD performed an adaptive reuse of the site to include affordable and market rate housing, a school facility and retail space.
Paterson Commons I is located on 200-214 20th Avenue. The first phase of redevelopment and has created 39 new apartments (28 market rate units, 10 HOME-assisted units and a superintendent unit) and 10,000 square feet of retail and office space. Construction began in January of 2002 and it is 100% occupied.
Paterson Commons II is the next phase in the Alpert Group's redevelopment and adaptive re-use of the historic Boris Kroll Mill Complex. The project will be located at 66 Gray Street in the City of Paterson's 6th Ward.
The project will create high quality, affordable rental housing for lower income families. The 99-unit development will offer a wide range of apartments to accomodate singles and families including: 38 one-bedroom units; 30 two-bedroom units; 30 three-bedroom units, and 1 two-bedroom superintendent's unit.
Paterson Commons School is located on 47 State Street. This 20,000 square feet building has been leased to the Board of Education for use as a vocational high school. Final site approval was received on December 18, 2002 and the school was ready for occupancy in March 2004.
